Case Study: University of California, Riverside – Financial Analysis of Faculty Housing Alternatives

In 2007, the University of California, Riverside engaged Bard Consulting to develop multiple pro formas to assist the University in determining the financial feasibility of acquiring several alternative properties for conversion to faculty housing.

The analysis included both attached and detached homes and the end-product was both rental and for-sale. The for-sale housing included resale restrictions typical for University subsidized housing. The pro forma work involved multiple tranches of financing.

Bard Consulting’s role in this assignment involved synthesizing market and cost data provided by the University, creating the financial model, and incorporating the data into a flexible pro forma model that could be used by the University during its negotiations with various property owners.
